Gulf Breeze, Florida is an upscale suburb of Pensacola; the population is approximately 6,000. Growth for the city is geographically limited since Gulf Breeze is surrounded by water bodies on three sides and the Naval Live Oaks Reservation on one side. This limitation makes the area very exclusive and desirable.

EMPLOYMENT — Gulf Breeze is a white-collar area, mostly in sales and office work, management and administration. Most workers commute to nearby areas. There are also a large number of artists. Gulf Breeze, interestingly, has more artists, designers and people working in various media than 90% of the communities in the US. The character of Gulf Breeze, therefore, is that of an art community. Another singular fact: about 8% of the Gulf Breeze workforce works from home, among the highest percentage in the country.

LIFESTYLES — Nearby Gulf Islands National Seashore is supervised by the National Park Service and offers recreation opportunities¬†while preserving natural and historic resources along the Gulf of Mexico barrier islands. Gulf Breeze Zoo is a 50-acre site that has hundreds of animals, a boardwalk overlooking a free range preserve, and other amenities. The pace of life here is relaxed, yet intellectually and artistically stimulating.

GULF BREEZE REAL ESTATE — Median real estate price is approximately $350,000. Residences are mostly three-four bedroom homes and single family homes. Most residential real estate is owner occupied. The vacancy rate is high due to seasonal life and second homes, so finding a place to live is not impossible. Average rental price, however, is about $1,800, higher than 90% of Florida neighborhoods.

INTERESTING FACT: The area has more people with a combination of Portuguese and Welsh ancestry than any almost any neighborhood in the country.
